San Francisco real estate is changing, shifting, evolving — and fast.
Some segments of the San Francisco real estate market are trending up: single family homes, luxury homes in particular, are spending less time on the market and selling for more money.
On the other hand, some segments of the market are experiencing a downward shift: smaller condos, especially around downtown tech centers, are spending more time on market. Price reductions and frustrated sellers are becoming more and more common.
In recent weeks, I've spoken to a number of frustrated sellers who listed with another agent. They're wondering, "What's going wrong? Why won't my listing sell? What can I do to make it happen?"
Here's the advice I gave them, and what I would tell anyone who is currently frustrated with their home-selling experience:
If you don't want to start fresh with a new agent and a relaunched listing, you need to have a very real conversation with your current agent. Ask them to be brutally honest. Ask them for the complete and total truth about what it will take to get your home sold, no matter how much they think it's not what you want to hear.
If your agent is pulling their punches to appease you, their client, then you are not getting the full picture. You need every bit of information, positive or negative, to make the best informed decisions and make a deal happen.
