Beautiful Bernal Heights Real Estate Update

Living in Bernal Heights, although it is one of the San Francisco housing market's hottest neighborhoods, isn't exactly about status, and that's part of what makes it truly cool. Of course, it's easy for me to say that: I've been living in Bernal Heights and watching it grow and evolve as a neighborhood, since 2004.

To me, Bernal Heights is about livability, quirky charm, and diversity. You'll find all kinds of people, housing, shops, and even micro-climates and micro neighborhoods (see below), all nestled together on one of San Francisco's seven big hills. Another huge plus is Bernal Heights' proximity to the Valley or Downtown, making for an expeditious commute. Bernal Heights seems like a small town in a big city. Between dog-friendly, kid-friendly Holly Park, Bernal Hill, and the village feel of Cortland Street, it's pretty special.

Bernal Heights Microhoods

Bernal Heights isn't perfect. Compared to Pacific Heights, most Bernal Heights houses are modest. Compared to Noe Valley's clean cut cred, Bernal's can come across a bit, shall we say, quirky. And Bernal Heights, though it finally has its own bar for the mixology-set, isn't exactly Mission hipsterdom! Finally, if you are not a hill lover, Bernal Heights may not be for you. Taking a tipsy hike up from the Mission after an evening of partying isn't everyone's nightcap -- especially in heels. But that's why G-d invented taxis, right?

Now for the nitty gritty. Last week I posted about how to buy in a seller's market, and Bernal Heights is definitely that, as this report shows. In 2012, the median home price in Bernal was $775K. Today, the median home price is $1.2 million and I expect it to rise in 2015. Great for sellers, a little more challenging for buyers.

Don't be discouraged, though. It is still more than possible to find great homes for sale in Bernal Heights, especially if you are patient and wait to pounce on the right property.
