This post appears as part of the SFhotlist San Francisco New Construction Series. We’re keeping you up-to-date on new opportunities and trends.
As everybody in San Francisco knows, there is a ton of new construction happening in the city right now. Despite the traffic woes we all love to complain about, this construction is great news. We need more housing here in San Francisco!
Today I’ll share three great new properties that have either just opened up or are under construction and still have plenty of units available.
Let’s start with Lumina.
Located South of Market, Lumina is a set of four buildings (the tallest of which is more than 42 floors) and open spaces offering tons of amenities and services, including the 10,500 square foot rooftop terrace with firepits, vegetable gardens, an outdoor movie theatre, and, obviously, stellar views. There is also an indoor screening room, library, children’s play area, spa with pool, library, and much, much more.
Units vary in size from studios to penthouses, and include Gaggeneau appliances, Volakas marble countertops, and glass curtain walls. Lumina units feature curved walls and unusual floor plans, most of which have private balconies. No boxes here! The floorplans are gorgeous!
Location: 201 Folsom Street
Prices: $675,000 to $49,000,000
Price/square foot (approximate): $1,400
Number of units available: 356

The Rockwell, located in Pacific Heights, is all about high-end San Francisco living. The development features two 13-story buildings centered around a courtyard. True to San Francisco style, the entrance is being constructed around a historic façade.
Amenities include a solarium, an owner’s club fitted with a kitchen and screening equipment, a fitness center, and a sky lounge with beautiful views of downtown. Finishes include Caesarstone countertops, Bosch appliances, and Studio Becker cabinetry.
The central, Pacific Heights location is fantastic, and the combination of preserved architectural detail with design-minded new construction is what will keep San Francisco looking great. I am excited to watch this one go up!
Location: 1688 Pine Street
Prices: $745,000 to $1,456,000
Price/square foot (approximate): $1,200
Number of units available: 150

Part of a the Bayview Neighborhood Redevelopment Plan (BNRP), The San Francisco Shipyard is a sustainable housing and community development that will eventually make up over 6,000 three-story units. This development is meant to capture the spirit and history of San Francisco as well as provide lots of housing and a community feel.
Amenities include shuttles to Dogpatch and downtown, 350 acres of open space preserves, an African market, and artist spaces and galleries. The units themselves are all LEED-certified, featuring sustainable materials like Plyboo wire-brushed hardwood flooring.
As this ambitious development continues to move forward, it may set the standard for sustainable urban development for years to come. Even if you don’t end up living here, you’ll want to check out the parks and beaches, open to the public, that will restore and beautify the bay. Go San Francisco!
Location: Donohue and Innes Streets
Prices: $520,000 to $950,000
Price/square foot (approximate): $750

These properties are as diverse as San Francisco, truly spanning the range from studio to luxury penthouse living.
As a San Francisco real estate agent, I find the best property for each of my clients and make the process of buying real estate as smooth as possible. As anyone who has tried to buy San Francisco real estate knows, this can be tricky. New construction is an excellent (read: less competitive) option, especially if you make the purchase before your unit is complete.
What’s great about working with your own real estate agent is that I can show you a variety of living options, from properties that are literally under construction to 150 year-old Victorians. I’ll also help make the details of contracts, contingencies, and inspections absolutely seamless.
If you want to know more about Lumina, The Rockwell, or The San Francisco Shipyard, reach out and I’ll introduce you to these exciting new properties. I do not represent the sellers, so I can walk you through the process and help you find the best property for your needs, whether it’s new construction or a vintage single family home.
